A sprawling 122-acre estate in Leiper’s Fork has hit the market for $34.8 million, the highest-priced residential listing currently available in Middle Tennessee, according to the listing. More Local Living News
Known as Leiper’s Fork Ranch, the property at 4257 Old Hillsboro Road is owned by entrepreneur Tom Sullivan, founder of Lumber Liquidators and Cabinets To Go. If the estate sells near its asking price, it could set a residential sales record for the Leiper’s Fork Village area.
The property features a 13,680-square-foot home built in 2025, with six bedrooms, eight bathrooms, and an extensive collection of custom-designed features and imported materials.
Unlike traditional luxury estates with neutral interiors, the residence features bold colors, floral wall coverings, intricate woodwork and distinctive architectural details. Highlights include 34-foot curved-beam ceilings, two French limestone fireplaces, a replica of a Metropolitan Opera chandelier, olive wood herringbone floors, and custom brass railings.
The kitchen includes a 60-inch custom L’Atelier Paris brass range, an 11-foot Tiffany Quartzite island and a separate catering kitchen. Other features include a 16-foot granite-topped brass bar, a temperature-controlled wine room, and a wine tasting and poker room.
The upstairs primary suite features a private balcony, sitting area, and a bathroom with Pink Crystal Agate countertops and a Maison Valentina soaking tub. The lower level includes a 14-seat movie theater, sauna, wet bar, billiards room, and storm shelter.
Beyond the residence, the estate is designed for equestrian and agricultural use. The grounds include a 10-stall main barn, pony barn, hay barn, two riding arenas, 13 pastures, 10 run-in sheds, and a large workshop or car barn. Walking and riding trails, a pond, and Leiper’s Creek also run through the property.
Despite its size and privacy, the estate is within walking distance of Leiper’s Fork Village, known for its restaurants, art galleries, shops and live music.
“I can’t talk about the home without first talking about the land, which is what you experience first,” said Compass real estate agent Jamie Parsons, who is representing the property. “Once you drive through the gate, you wind through rolling pastures, over a bridge, past horses, cows, and barns, then you see the cobblestone drive to a private sanctuary surrounded by woods on three sides.”
Parsons described the residence as grand yet understated, combining elaborate craftsmanship with the feeling of a personal home.
The estate was listed in October and is currently offered for $34.8 million. See the full listing here.
